Deal Funding Services
Earnest-Money Deposit (EMD) Funding
Wholesale investors can tap our capital to cover EMDs without tying up personal cash. Simply complete the EMD Funding Form (link on this page) and upload the purchase agreement, comps, and assignment contract. We underwrite the deal to verify market value and require that a qualified transaction coordinator—preferably Top Tier Transaction Coordinator—manage the file (we can connect you if needed). Funds are wired only to the escrow, title, or attorney’s office, never to the wholesaler, and our joint-venture profit is paid at closing. Questions? Double-Closing Capital
Have a buyer lined up but need cash to close before assigning? We provide short-term capital for A-to-B transactions after a streamlined diligence review of the purchase agreement, resale contract, and market data. If the numbers check out, we wire directly to escrow and take our agreed share when the B-to-C closing funds.
